Villa Management
Most villa management in Türkiye is a phone number. Someone reliable who opens the house, calls a plumber, meets the cleaner, and sends a message when something breaks. It works, until it doesn’t — and when it stops working, nobody can say precisely what was supposed to happen and didn’t.
THE DISTINCTION
The work, and the accountability over it
Villa management is the work: opening and closing the house, housekeeping, maintenance, pool and garden, meeting contractors, preparing the residence before an owner arrives.
Residence governance is the accountability over that work: who defined the standard, who verified it was met, who wrote it down, and who tells the owner the truth when it wasn’t.
In most houses the two sit with different people, and the owner hears only one side of it. Standart can carry both. We manage the residence directly — the work held to a written standard — or support the team already in place, or inspect when a clear view is needed. Whichever the role, it is set out in the contract, and the owner sees the same picture.
Standart Residence OS is the residence operating system in which we track findings, work, responsibilities, expenditure and approvals together. It supports Standart’s direct management, or the advice and follow-up we give an existing team. Hikmet’s assessment works inside it — what matters, in what order, and when a piece of work can be considered closed.
DELIVERY
What is actually delivered
Inspection discipline. The residence is walked against a written list, on a schedule, by someone accountable to you. Findings are recorded with photographs, severity and a named owner for each item. Nothing is closed on assurance alone.
Preventive maintenance. Systems are serviced against a calendar built from the coast’s realities, not the manufacturer’s brochure. Salt, sun, humidity and nine months of low occupancy write the schedule.
Vendor control. Defined scopes, written quotations, verification before acceptance, and a maintained record of every contractor’s history with the house. Fees and any supplier relationships are set out in the contract.
Residence memory. Warranties, drawings, equipment records, decisions and the reasons behind them, held so the knowledge belongs to the house rather than to a person who may leave.
Owner reporting. Periodic, factual, evidence-based. Condition against standard, work completed, cost against budget, risks surfaced, decisions required. Short enough to read, evidenced enough to trust.

FIT
Who this is for
Owners of high-value private residences. Family offices responsible for a principal’s home. Trusted representatives acting on an owner’s behalf.
It matters most where the property is valuable, seasonal, technically complex, privately staffed, vendor-dependent — or exposed through owner absence, staff turnover and fragmented communication.
HOW WE WORK
Three ways, one standard
Standart manages the residence directly, supports existing management, or inspects. We are not brokers or contractors. Our role, our fees and any supplier relationships are set out in the contract. Where we manage a residence, our checks are part of that management and are reported as such.

SCOPE OF WORK
Management, support for your team, or an inspection
Direct management: coordination and follow-up of the staffing, maintenance, suppliers and arrival preparation agreed in the contract. Support for existing management: clear responsibilities, work records and reporting to the owner. Standart Inspection: an on-site examination and report covering the agreed general condition or specific concern.
The first conversation establishes location, use calendar, existing team and priorities. A written proposal sets out scope, responsibilities, reporting frequency and fees. Inspection findings include photographs, priorities, recommended next steps and a separate record of points that could not be checked.
ANONYMISED ENGAGEMENT
From deferred maintenance to documented arrival readiness
At a seasonal Aegean residence, maintenance had been deferred during the owner’s absence and the condition of the home was uncertain. Our published case records the initial inspection, defect tracking by severity, recovery of technical systems and contractor coordination. Readiness was checked and documented before the owner’s arrival.

A first conversation usually begins with one question: does the residence need management, support for the team already there, or an inspection?
