This stretch of the İzmir peninsula runs differently to the rest of the Aegean, in one important respect: people actually live here. Year-round residency is high. Houses are used through the winter. It is a working landscape of vineyards, olive groves and market gardens rather than a season that opens in June and closes in September.


CONTINUOUS USE

What that changes

Seasonal houses fail from stillness. Houses in continuous use fail from wear — and wear is easier to ignore, because nothing is ever dramatically broken.

Systems run all year. Heating matters here in a way it does not further south. Boilers, climate systems, water heating, pumps and electrical loads accumulate hours, and the maintenance calendar has to be built on running hours rather than on the season.

The advantage is that there is no closing procedure and no nine-month blind period. The risk is that nobody notices the slow decline of anything.


THE LAND

Vineyards, groves and water

Most significant properties here sit within a vineyard, an olive grove or both — increasingly as part of the Urla wine route rather than incidentally.

That is an operating asset. Irrigation and well management, pruning and harvest cycles, soil and tree health, equipment, and the contractual arrangement with whoever works the land. Water rights and well condition in particular deserve verification rather than assumption.

We treat the land as part of the residence, on the same reporting cycle as the house.


EXPOSURE

Wind, and the Karaburun end

The further out toward Karaburun, the more the wind decides things. External envelope, glazing seals, roof fixings, shutters and anything mounted outside need a shorter cycle here than in Urla.

Karaburun is also further from the vendor pool, and lead times lengthen accordingly. The two facts compound: more exposure, slower repair. Planning is the answer.


THE ADVANTAGE

Forty minutes from a real city

The trade base available here is arguably the best of any coastal market in Türkiye.

But availability is not accountability. A deep contractor market simply means more choices, and more ways to get it wrong. Written scope, written quotation, verification before acceptance, and a maintained record of who has done what to the house. No commission from any of them.
