On the owner’s side, we established a full inspection programme and a verified condition baseline, logged and tracked every defect by severity, led the recovery of the pool and technical systems to a safe and stable state, coordinated contractors and held them to scope and dates, and reported to the owner on a clear rhythm. The residence reached a verified, documented state of readiness before arrival — and, for the first time, the owner had a single trusted representative and complete visibility of the home’s condition.

A family office held oversight of a residence but was not present; critical knowledge lived in individuals and message threads, and continuity was at risk whenever staff or vendors changed. We developed SOPs and operating manuals for the household, built a structured reporting system for the family office, established operating memory so routines no longer depended on any one person, brought vendors under a single accountable register, and defined a clear responsibility and escalation structure. The family office gained structured, independent oversight it could rely on, and the operation became continuous — surviving staff and vendor change — while the principal’s experience was protected without requiring their involvement.

Owner Representation During Renovation
From renovation risk to owner control.
An owner faced a renovation in Turkey while based abroad — exposed to the familiar gap between an absent principal and on-site architects and contractors. We provided independent owner-side oversight throughout, coordinated with the architect while representing only the owner’s interest, held contractors to scope, quality and schedule, gave the owner full procurement visibility, and reported progress on a regular, structured cadence. The owner kept genuine control of a complex project from a distance, with an independent representative verifying quality and spend at every stage, and ambiguity was replaced with documented progress.
