THE GAP
Between the brand and the house
It is a compelling promise, and buyers pay a premium for it. The question worth asking before the premium is paid — and after — is who holds that standard once the developer has gone.
A brand contract governs common areas, façades, shared plant and the service the operator has agreed to provide. It rarely governs the inside of your residence: your systems, your staff, your contractors, your furniture, your privacy.
Within a gated community, that boundary is where most owner problems live. The management company answers to the community. The developer answers to the sales programme. The operator answers to the brand. Nobody in that structure answers only to you.
OVERSIGHT
What owner-side oversight adds
Handover verification. Before you accept, an independent inspection against what was specified — snagging, systems commissioning, documentation, warranties. Once you sign, leverage is gone.
Reading the service charge. What the community fee covers, what it does not, and where the boundary of your responsibility actually falls. Most disputes come from a line nobody read.
Your side of the wall. Inspection, preventive maintenance, vendor control and reporting for the parts of the residence the operator does not touch.
Representation in the community. Someone who attends, reads, questions and records on your behalf — without you having to become a participant in community politics.
Privacy and staff discipline. In a shared environment, discretion is a standard to be governed, not a matter of individual goodwill.
