There is no shortage of people in Bodrum who will look after a house. The peninsula runs on capable, hardworking local operators, and most owners find one within a week of buying. What is harder to find is the other thing: somebody who works only for you, defines what “looked after” means in writing, checks it, and tells you the truth about it.

What the peninsula does to a house
Bodrum writes its own maintenance calendar, and it is not the one in the manual.
Salt reaches everything within four hundred metres of the water — hinges, rails, external fixings, air-conditioning condensers, pool plant. Sun destroys sealant, timber, awnings and external textiles faster here than the warranty assumes. Water pressure across much of the peninsula is inconsistent through August, which is exactly when the house is full. Winter humidity moves through closed, unheated houses and appears in spring as a problem nobody was watching for.
Then there is the shape of the season. The house is intensely used for eight to twelve weeks and quiet for the rest of the year. Both states carry risk, and they are different risks.

A seasonal calendar — opening before use, closing before absence, both as defined procedures rather than improvisation.
Arrival readiness as a verified state, not a feeling. Systems tested, safety confirmed, the house checked against a list by someone accountable for the confirmation.
Vendor control — the peninsula’s contractor market runs on relationships and verbal agreement. We replace that with written scope, written quotation and verification before acceptance. We take no commission.
