An empire fell. The wooden houses at the waterline did not. They survived because a defined person was responsible for them — and that profession, in Türkiye, quietly disappeared. What replaced it in most houses is a caretaker, a phone full of numbers, and an owner who finds out about problems late.


THE YALI

What actually threatens the house

Istanbul now holds two kinds of significant private residence, and both have the same gap. The historic yalı, which is the most demanding residential asset in the country. And the contemporary house — branded residence, waterfront apartment, or estate inside a gated community in Sarıyer, Beykoz or Zekeriyaköy — which looks fully serviced and frequently is not.

The waterline. Sea contact is continuous and it never pauses. Rıhtım and iskele structures, timber in the splash zone, foundations and the piles beneath them degrade on a schedule nobody is watching. By the time the damage is visible from inside the house, it has been running for years.

Damp. Ground-floor moisture moves upward through timber and plaster and appears somewhere else entirely. In a closed house it accelerates. The room where the stain shows is rarely the room where the problem is.

Fire. In a timber structure this is not theoretical, and the historic fabric that makes the house valuable is the same fabric that makes a fire unsurvivable. Detection, electrical condition, heating installations and staff protocol carry real weight here — and they are the things most often assumed to be fine.

Conservation law. A registered building means the koruma kurulu process governs almost any meaningful intervention. Timelines are long, approvals are specific, and work carried out without them creates a liability that attaches to the property rather than to the contractor who did it.

Access. Deliveries and heavy work reach these houses through narrow streets and, sometimes, only from the water. This shapes what is possible and what it costs, and it needs to be planned rather than discovered.

Where the service actually stops

A branded residence or a house inside a managed estate sells certainty: that the building is somebody’s professional responsibility. That is true of the parts the operator maintains. It stops at your front door.

Inside it — your systems, your interiors, your contractors, your staff, your privacy — there is no operator. Owners frequently assume otherwise, and discover the boundary only when something on the wrong side of it fails.

We also read what the service charge actually covers, and where the line of your responsibility genuinely falls. Most disputes in these buildings come from a clause nobody read at purchase.

THE GULF

For owners in Dubai, Abu Dhabi, Riyadh and Doha

A growing share of Istanbul’s significant houses are held by families based in the Gulf. The pattern is consistent, and it creates a specific set of requirements.

The house is used in summer. June to September, while the Gulf is at its hottest. For the remaining eight or nine months it is closed, staffed thinly or not at all, and unobserved — with the added complication that a closed house in Istanbul faces a genuine winter.

The residence is one of several. A family holding property in three or four countries does not want three or four reporting formats. What the office needs is the same thing it already receives for every other asset class: periodic, factual, evidence-based reporting on a defined cadence, filed alongside everything else.

The office is the counterpart, not the principal. Approvals follow a chain. Costs need context and a recommendation, not a description. Nothing should reach the principal that the office has not already been able to assess. We work to that structure by default.

Discretion is not a preference. Household matters, family movements, guests and the internal order of the house are never discussed outside it. Photography, location sharing and social media by anyone serving the residence are prohibited outright — not discouraged, and permission is not sought.

Staff arrive with the family, and leave with them. Coordination between travelling household staff and the local team is a recurring source of friction, and it is avoidable. Roles, boundaries and reporting lines are defined in writing before arrival, not negotiated during the visit.

Arrival is a date, not a hope. The house is brought to a verified state before the family lands — systems tested, safety confirmed, provisioning complete, the residence walked against a list by someone accountable for the confirmation.

The number of firms genuinely competent to work on a registered timber waterfront structure is small. Most of them are busy, and the difference between a specialist and a general contractor who says yes is not visible until two years later.
