Everything here is decided by one variable: how long it takes to get someone to the house. Datça is roughly two hours from Marmaris along a single road. Bozburun is further from everything. This is precisely why people buy here — and it changes the nature of running a house completely.

It rewrites the calendar
On the Bodrum peninsula, a failure is an inconvenience. Here, a failure is a journey.
When the nearest qualified engineer is half a day away, the economics reverse. Preventive maintenance stops being good practice and becomes the only affordable approach. A pump replaced on schedule costs a fraction of a pump replaced urgently in August, if it can be replaced in August at all.
Spare parts held at the house — filters, seals, pump components, fuses, irrigation fittings — are not excessive here. They are the difference between a two-hour repair and a two-week wait.
SELF-SUFFICIENCY
The systems it depends on
Power. Supply interruptions are ordinary. A generator that has not been load-tested is not a backup — it is a hope. Automatic transfer, fuel condition, exercise cycle and load capacity all need verification on a schedule, not confidence.
Water. Supply is limited across much of the peninsula. Storage capacity, delivery arrangements, pump condition and irrigation control determine whether the house works in August. Most of the water problems we find are not shortages; they are unnoticed losses.
The sea. Where a house has private access, jetty and shore structures are exposed continuously and inspected almost never. They are also the elements most likely to require permits to repair.
WINTER
The empty months
These houses are genuinely empty for most of the year, in a place where nobody happens to pass.
Damp, rodents, storm damage, seals perishing, a leak running for months. The closing procedure decides what you return to, and the inspection cycle through winter decides whether a small problem is found while it is still small.
TRADES
The local picture
Bozburun’s boatbuilding tradition means there is real craft here — timber, rigging, marine systems, metalwork. Genuinely excellent, and genuinely relevant to a coastal house.
Other trades are thin. Specialist electrical work, pool plant, climate systems and glazing usually come from Marmaris or further. Knowing which is which — and holding both to written scope — is the practical core of the work.
