Most villa inspections are a walk around the house with someone who has an interest in the answer. An inspection is only worth something when three conditions hold: there is a written standard to check against, the person checking does not perform or profit from the work, and the findings are recorded with evidence rather than described afterwards.


ELECTRICAL

What we check first

The most common serious finding in private residences in Türkiye, and the least visible.

  • RCD / residual current devices tested, not assumed present
  • Distribution board condition, labelling and load balance
  • Earthing and bonding, particularly around pools, wet areas and external installations
  • Post-handover additions — pergola lighting, pool equipment, outbuildings, EV charging — documented and assessed
  • External and submerged installations checked for ingress and corrosion

POOL

Chemistry, circulation and safety

  • Water chemistry: pH, free and combined chlorine, alkalinity, stabiliser, calcium hardness
  • Circulation and turnover rate against actual volume
  • Filtration condition, backwash discipline, pump performance
  • Electrical isolation and bonding at the plant
  • Barrier, cover, alarm and edge safety
  • Structure, coping, expansion joints and evidence of loss

A pool that reads correctly on the day someone happens to test it is not a monitored pool.


WATER

Storage, pressure and irrigation

  • Storage capacity against peak occupancy
  • Tank condition, cover, hygiene and last clean
  • Pump and pressure performance under load, not at rest
  • Irrigation zones, controller settings, leak indication
  • Consumption baseline — unexplained draw is the earliest sign of loss

FABRIC

Damp, envelope and structure

  • Wall base moisture, particularly in closed or seasonal houses
  • Roof, gutters, drainage and rainwater discharge
  • Terracing, retaining structures and slope drainage
  • Glazing seals, external joinery, sealant condition
  • Salt and UV attrition on external fixings and hardware

SAFETY

Fire and escape

  • Detection coverage and last test
  • Extinguisher location, type and service date
  • Escape routes and door operation
  • Heating installations, flues and ventilation
  • Gas installation condition and isolation

GLAZING

Sliding systems and edges

  • Track condition, alignment and closing force
  • Safety glass marking and condition
  • Where mains-voltage actuation sits within reach, low-voltage conversion assessed as a safety matter rather than an upgrade
  • Child and guest safety at balustrades, level changes and pool edges

DEFINITIONS

Inspection or audit?

Inspection is the recurring check: the house walked against a defined standard, on a schedule, with findings recorded.

Audit is a deliberate, comprehensive examination of one area — finances, vendors, security, condition — producing findings and an action plan. It is what you commission before a purchase, after a handover, when taking over a property, or when something has been wrong for a while and nobody can say what.


THE RECORD

How findings are recorded

Every item carries a photograph, a severity, a responsible party and a due date. Nothing is closed on assurance — it is closed on verification.

Urgent safety items are separated from comfort and improvement items, so a decision can be made in the right order.

The report goes to you, or to the family office. Not to the operation.
