There is a moment, in most houses, when somebody opens a tap and nothing comes out.

What follows is always the same sequence. Someone is called. That person calls someone else. A man arrives, disappears into a room the owner has rarely entered, and emerges an hour later holding a component nobody in the household has ever heard of. It is replaced. The water returns. The house resumes, and the incident is forgotten by everyone except the person who paid for it.

The interesting part is not the failure. It is that the owner had been using that component, several times a day, for eleven years — and learned of its existence at the precise moment it stopped.


Every residence contains two inventories.

The first is the one the owner knows. Rooms and terraces. The kitchen. The pool. The gate. The things that were chosen, paid for, and are used deliberately.

The second is the one that keeps the first working. The booster pump. The pressure vessel. The expansion tank. The residual current device. The surge protector. The non-return valve that stops the system draining back on itself. The condensate drain. The sacrificial anode quietly corroding inside the water heater so that the tank does not. The earth rod. The sump pump. The roof outlet nobody has looked into since the building was handed over.

Nothing in that second list was chosen by the owner. Most of it was specified by an engineer, installed by a subcontractor, and never mentioned again. It has no aesthetic dimension, appears in no photograph, and is discussed in no conversation about the house.

And it is used constantly. Every tap opened, every light switched on, every door closed draws on it.


The second inventory has one property that defines everything about how a house should be run: its members introduce themselves only by failing.

This is not a small distinction. A system you know about can be maintained. It can be serviced on a schedule, replaced before end of life, and budgeted for. A system you do not know about cannot be any of those things. It can only break.

And when it breaks, it does not break as a maintenance item. It breaks as an incident — usually in August, usually with the house full, usually when the person who could fix it is three weeks from being available and the part comes from Istanbul.

The cost difference between the two states is not marginal. A pump replaced on schedule in March is a line item. The same pump replaced urgently in August, with a full house, is a different order of expense, and it arrives with a weekend nobody enjoyed.


Which raises the question of what an inspection is actually for.

Most inspection of private houses is a walk-through. Somebody experienced looks at the property, forms a view, and describes it afterwards. This has value — experience sees things — but it has two structural limits.

It records what is visible. And it records what exists, without recording what depends on it.

The second limit is the more serious one. A list of equipment tells you that a house contains three pumps. It does not tell you which part of the house stops working when the second one fails, where its isolation point is, or who installed it.

That relationship — between the volumes a family occupies and the systems that serve them — is the single most useful document a residence can hold. It is also the document almost no residence has.


Building it requires working in an unusual direction.

The instinct is to start at the plant room, because that is where the equipment lives. Walk in, look at what is there, note it down. Outward-in.

The more useful sequence is the reverse. Begin in the volume the owner actually occupies, and follow each visible thing backwards along the chain that serves it.

From a tap: the outlet, the fitting, the local pipework, the manifold, the pressure vessel, the booster, the filter, the storage tank, the supply.

From a socket: the outlet, the circuit, the protective device, the board, the main switch, the earthing.

Everything visible in a house is the last link of an invisible chain. Inspecting the visible thing tells you very little. Inspecting the chain tells you what will happen and when.

Working this way also surfaces the volumes nobody enters. Plant rooms. Tank rooms. Roof voids. The space behind the pool wall. Under-stair cupboards holding a valve that isolates half the house. These are where risk concentrates, for the obvious reason: nothing that is never entered is ever observed.


There is a second distinction that decides whether an inspection is worth anything.

Looking at something is not the same as operating it.

A residual current device that is present, correctly rated and cleanly installed may not trip. The only way to know is to press the test button. A generator that starts on demand may not carry load. The only way to know is to apply one. A valve that appears serviceable may be seized. The only way to know is to close it and open it again.

Most equipment looks entirely correct right up until it is asked to work. A visual check records what something looks like. A functional test records what it does. A house inspected only visually has been described, not verified.

Where a functional test genuinely cannot be performed — because it would disrupt an occupied house or introduce risk — the honest response is to record it as untested. Not to pass it quietly.


None of this is complicated. It is simply unusual, because it requires doing something once, thoroughly, that nobody enjoys doing at all: establishing a baseline.

Every volume registered. Every system identified, located, photographed, rated and dated. The map between them written down. It takes a day or two in most houses, and it is the least glamorous work in residence governance.

But after it exists, something changes in how the house behaves. Every subsequent inspection becomes a comparison rather than a discovery. Maintenance schedules can be built on installation dates and running hours instead of instinct. Contractors quote against a known installation rather than an exploration. And when the person who knew everything leaves — and eventually they always do — the knowledge stays, because it was never in their head.

It was in the register. Which is another way of saying it belonged to the house.
