When a global luxury brand names a property in a hit record before it even opens, something important has already happened. Ertuğrul Özkök recently wrote a column in T24 that began with a hip-hop reference and ended with a much larger observation about Bodrum’s northern coast.

Drake’s new album opens with a lyric placing the narrator at a Bulgari property in Turkey. That hotel does not yet exist. It is under construction on Cennet Koyu, scheduled to open in 2027. One hundred and one private Mansions, designed by ACPV Architects. The brand is LVMH. The developer is one of Turkey’s largest holding groups.

Bodrum is no longer announcing itself. It is already being assumed. Bulgari joins Mandarin Oriental, Aman and Six Senses on a single coastline. Not every development here follows the same logic. Forty-five minutes north, Kaplankaya has been building something different for two decades. No global brand arrived first — the vision came first. A low-density community designed around nature and longevity, asking not which brand will put its name on the coastline, but what kind of life a place can sustain across generations.

None of this, however, answers the operational question. A Bulgari Mansion is a privately owned home. The brand creates the exterior. What happens inside — maintenance when the owner is absent, vendor governance, seasonal readiness, the residence’s operational memory across years — is a different discipline entirely. The brand does not follow the owner home.

Some of these residences will not be used year-round. An owner spending six weeks in Bodrum is left with a property standing empty for the rest of the season. The international luxury villa rental market has an answer the Turkish market has rarely offered at this standard. That is changing. In Residence by Pieter Brundyn — a B2B luxury villa platform across fifty destinations, founded on the intersection of architecture, contemporary art and discreet hospitality — has extended its portfolio to Turkey. A villa without operational standard, without documented history, without continuity of care — is a villa that will not be chosen. Standart Residence OS is the Turkish operational partner behind In Residence by Pieter Brundyn.

Bodrum is building the most remarkable private residence addresses in Turkey’s history. The operating infrastructure for those homes will determine whether the investment holds its value. That infrastructure is not included in the purchase price.
