Hollywood has introduced us to dozens of superheroes. But my favorites were never Batman, Iron Man, or James Bond. I always watched Alfred, Jarvis, Carson, and Q. Because they weren’t heroes.
They were the people who kept the heroes’ lives from falling apart. For the past few weeks, I’ve been listening to Nines’ supported Easemakers podcasts about the worlds of residence management and family offices on my way to work.
Each episode covers a different topic. Estate management. Household operations. Family office. Owner experience. As I listened, those “supporting characters” from Hollywood came back to mind. Each episode’s fancy question is “Who is your favourite movie estate manager character?”
Because, in reality, they weren’t supporting characters. They were professionals who actually exist in the world’s most valuable private residences today. Owner’s Representative. Residence Director. Their titles may vary. But their roles are the same. Keeping the system running behind the scenes.
Then I turned my attention to Bodrum. An incredible transformation has been taking place over the past few years. Branded residence projects are on the rise. The world’s most powerful lifestyle brands are coming. More international owners. More privacy. Higher security expectations. More operations.
In fact, it’s not just the homes that are growing. Responsibility is growing too.
When we hear “branded residence,” most of us think of architecture. We think of design. We think of ocean views. Yet there’s another, less visible aspect to being “branded.” Operations. Because true luxury isn’t just about owning a beautiful home. It’s about that home continuing to maintain the same standard of living, whether the owner is there or not. For this, good architects alone aren’t enough. Good landscaping isn’t enough either. An operational culture is required. It requires institutional memory. It requires risk management. It requires trust.
And most importantly… It requires people who can think on behalf of the owner.
Perhaps today, Turkey isn’t just importing branded residences. It’s also importing a new way of life along with them.
The question we must ask is this: Are we also building the operational culture for this new way of life? Or are we just building the structures?
Because the true value of a residence isn’t revealed on the day it’s handed over… It becomes apparent ten years later. On that day, what keeps the home standing isn’t its architecture… It will be its invisible memory.
