Villa Management on the Turquoise Coast — Göcek, Fethiye & Kalkan
More houses on this coast are owned from abroad than anywhere else in Türkiye, and most of them are used for two to four weeks a year. That single fact defines everything. The owner is not there to notice, not there to compare a quotation, not there to see whether the work was actually done, and not there for the nine months in which most of the damage happens.
THE RENTAL POOL
Who checks the house between guests
A large share of houses here spend part of the season let. That is a reasonable decision, and it introduces a specific problem: nobody independent is checking the house between guests.
Wear accumulates without a record. Small damage is absorbed rather than reported. Inventory drifts. The party managing the letting is also the party assessing its consequences, and the owner rarely sees the difference.
We do not manage lettings and we do not take a share of them. Whether we manage the residence directly, support the team already there or inspect it, the house is checked against a written standard between lets, its condition is recorded, and you are told what is actually happening to your asset.
THE COAST
What it does to a house
Kalkan’s hillside. Almost every house is built into a slope, with terracing, retaining structures and an infinity pool at the edge of it. Pool structure, overflow systems and retaining walls are the expensive failures here, and all three are invisible until they are not.
Nine empty months. Damp in closed houses. Rodents. Seals and gaskets perishing. Pumps seizing from disuse rather than use. Systems that fail specifically because nothing ran them. A closing procedure is not a formality — it is what decides the condition you return to.
Göcek and the water. Six marinas, a yacht ecosystem, and houses whose use is tied to the water. Jetty and mooring maintenance, tender access and shore power sit in a grey area between property and vessel, and are frequently maintained by neither.
Distance. Dalaman is close; the specialist you actually need may not be. Vendor lead times here reward planning and punish improvisation.
FROM ABROAD
Working with an owner who is not in the country
Reporting you can act on. Periodic, factual, with photographs. Condition against standard, work completed, cost against budget, risks surfaced, decisions required.
Approval discipline. Every cost arrives with context and a recommendation, so a decision takes minutes and leaves a written record.
Vendor accountability. Written scope before work starts. Written quotation. Verification before payment. Fees and any supplier relationships are set out in the contract.
Seasonal opening and closing as defined procedures rather than improvisation.
Residence memory — warranties, equipment records, contractor history — held by the house, not by a person who may move on.

Standart Inspection
Before or after the season, at handover or before a sale, a villa inspection shows where the house stands — findings photographed, ranked by priority, with clear next steps.
Discuss your residence
A first conversation usually begins with one question: does the residence need management, support for the team already there, or an inspection?
