The north coast of the peninsula has the highest concentration of significant private houses in Türkiye, and the shortest window in which anything can be done to them.

THE SEASON

Why timing decides everything

Between late June and early September, Yalıkavak and Göltürkbükü carry several times their resident population. Roads that take fifteen minutes in April take an hour. A contractor who could come the same day in May now quotes Thursday of next week. This is not poor service — it is arithmetic. And it is precisely the period when a house is full, being used hard, and least able to tolerate a failure.

The work that protects an August has to be done in March.

THE GROUND

What this coast does to a house

The hillside. Most of the good land here is steep. Almost every serious house sits on terracing, retaining walls and engineered drainage — and those are the elements nobody inspects, because they are not visible and they do not stop working suddenly. They fail after a wet winter, at the bottom of a slope, expensively. We look at them in autumn, before the rain, not in spring after it.

The marina effect. Proximity to the marina brings yacht traffic, provisioning, crews and movement. It also brings salt-laden air and constant low-level activity around houses that were bought for privacy. Access control and staff discipline matter more here than almost anywhere on the peninsula.

Labour competition. In season, every hotel and resort on the coast is recruiting from the same pool your household staff came from. Turnover is high, and it is highest in July. A house that keeps its knowledge in one person’s head is one resignation away from disorder — in the busiest month of its year.

Water. Pressure across parts of both bays is inconsistent through August. A house with a full guest list and a marginal pressure situation discovers it at the worst possible moment.

METHOD

How we work here

Inspection against a written standard, on a schedule set to the season rather than the calendar — the heavy work in the shoulder months, verification and readiness in the season.

Retaining structures, drainage and external envelope inspected before winter, in writing, with photographs.

Vendor scopes agreed in spring, with dates locked before the market tightens. In August we are not negotiating; we are verifying.

Arrival readiness as a checked state — systems tested, safety confirmed, the house walked against a list by someone accountable for the confirmation.

Staff handover documented, so a resignation transfers a role rather than erasing a decade of knowledge.

A first conversation usually begins with one question: does the residence need management, support for the team already there, or an inspection?
