There is no shortage of people in Bodrum who will look after a house. The peninsula runs on capable, hardworking local operators, and most owners find one within a week of buying. What is harder to find is the other thing: somebody who works only for you, defines what “looked after” means in writing, checks it, and tells you the truth about it.

THE COAST

What the peninsula does to a house

Bodrum writes its own maintenance calendar, and it is not the one in the manual.

Salt reaches everything within four hundred metres of the water — hinges, rails, external fixings, air-conditioning condensers, pool plant. Sun destroys sealant, timber, awnings and external textiles faster here than the warranty assumes. Water pressure across much of the peninsula is inconsistent through August, which is exactly when the house is full. Winter humidity moves through closed, unheated houses and appears in spring as a problem nobody was watching for.

Then there is the shape of the season. The house is intensely used for eight to twelve weeks and quiet for the rest of the year. Both states carry risk, and they are different risks.

METHOD

How we work here

Standart manages residences here directly, supports the house manager or family office already running them, or inspects when a clear view is needed. Whichever the role, the method is the same:

Inspection against a written standard, on a schedule, with photographs and severity. Findings you would not have been told otherwise.

A seasonal calendar — opening before use, closing before absence, both as defined procedures rather than improvisation.

Arrival readiness as a verified state, not a feeling. Systems tested, safety confirmed, the house checked against a list by someone accountable for the confirmation.

Vendor control — the peninsula’s contractor market runs on relationships and verbal agreement. We replace that with written scope, written quotation and verification before acceptance. Fees and any supplier relationships are set out in the contract.

Reporting to you or your family office, on an agreed cadence, with the work held in Standart Residence OS.

RESORT AND BRANDED RESIDENCES

The boundary is the whole job

A residence inside a managed resort is easier than a house standing alone — and more complicated in one specific way. There are more capable people around it, and less clarity about who is responsible for what.

The resort has engineering, housekeeping, security and grounds. They are competent and they are there. But they answer to the resort. The boundary between what the operation maintains and what the residence owner is responsible for runs somewhere through your house, and most owners discover exactly where only when something on the wrong side of it fails.

Common areas, shared plant, landscaping and perimeter security sit with the operation. Your systems, your interiors, your contractors, your staff and your privacy sit with you. The first thing we do is write that boundary down. Once it exists on paper, nobody is surprised, nothing falls between the two parties, and every request goes to the right department the first time.

At handover. If you are taking delivery of a residence, the inspection before you accept is worth more than every inspection afterwards combined: snagging, systems commissioning, documentation, warranty registration, and a written record of what was specified against what was built. Once you sign, your leverage is gone. See branded residence management & governance.

Privacy in a shared environment. A resort setting means more people legitimately moving near your house: staff, contractors, delivery, security. Discretion cannot rest on individual goodwill. Access is logged, staff obligations are written, and photography, location sharing and social media are prohibited outright rather than discouraged.

ROLE

One thing worth saying plainly

Our role in your residence — management, support or inspection — is set out in the contract. Our fees and any supplier relationships are set out in the contract as well. Where we manage a residence, our checks are part of that management and are reported as such.

SCOPE AND DELIVERABLES

What do you receive after the first inspection?

Before work begins, we agree how the residence is used, who already looks after it, which systems need examination and how access will be arranged. Responsibilities, timing and fees for management, support or a standalone inspection are set out in a written proposal.

The inspection report records the points checked, dated photographs, priorities, recommended actions and items that could not be tested. A recommended repair and a verified completed repair are recorded separately.

FROM THE FIELD

A full pool can still be losing water

At an Aegean residence, automatic top-up kept the pool full while water consumption remained high. Consumption history, controlled level observations and dye tests were assessed together. Water loss in the balance tank and visible cracks were documented. The report separated areas requiring intervention from points needing further investigation and identified what should be checked again after repair. It did not claim that repairs had been completed.
