Residence Management at Kaplankaya
A residence inside a managed resort is easier than a house standing alone — and more complicated in one specific way. There are more capable people around it, and less clarity about who is responsible for what.
THE BOUNDARY
The boundary is the whole job
The resort has engineering, housekeeping, security and grounds. They are competent and they are there. But they answer to the resort. The boundary between what the operation maintains and what the residence owner is responsible for runs somewhere through your house, and most owners discover exactly where only when something on the wrong side of it fails.
Common areas, shared plant, landscaping and perimeter security sit with the operation. Your systems, your interiors, your contractors, your staff and your privacy sit with you.
In practice the line is not clean. A pool serviced by the resort but used only by you. A generator shared but a distribution board that is yours. Glazing maintained externally and failing internally. Irrigation drawing from a shared line into a private garden.
The first thing we do is write that boundary down. Once it exists on paper, three things follow: nobody is surprised, nothing falls between the two parties, and every request goes to the right department the first time.
SYSTEMS
What we look at
Electrical safety. RCD protection tested rather than assumed, distribution boards inspected, and the parts of the installation that were added after handover documented. This is the single most common gap we find in residences that have changed hands or been modified.
Glazing and sliding systems. Large sliding door assemblies are the defining feature of houses here and the most common source of both failure and injury risk. Where a system carries mains-voltage actuation within reach, conversion to low-voltage is a safety matter rather than an upgrade.
Pool chemistry and circulation, monitored rather than visited. A pool that reads correctly on the day someone happens to test it is not a monitored pool.
Water tanks and irrigation, with defined control over fill, draw and consumption. Seasonal houses lose more water to unnoticed irrigation faults than to any other cause.
Deep cleaning and readiness as scheduled procedures, timed to arrival rather than to convenience.
HANDOVER
What it decides
If you are taking delivery of a residence here, the inspection before you accept is worth more than every inspection afterwards combined. Snagging, systems commissioning, documentation, warranty registration and a written record of what was specified versus what was built.
Once you sign, your leverage is gone and the cost of every unrecorded defect moves to you.
DISCRETION
Privacy in a shared environment
A resort setting means more people legitimately moving near your house: staff, contractors, delivery, security. Discretion here cannot rest on individual goodwill. Access is logged, staff obligations are written, and photography, location sharing and social media are prohibited outright rather than discouraged.
