Branded Residence Management & Governance
Branded Residence Management & Governance
A branded residence sells one thing above everything else: certainty. That the house will be run to a standard. That the systems behind the walls are somebody’s professional responsibility. That the owner will never have to chase a technician on a Sunday.
THE GAP
Between the brand and the house
It is a compelling promise, and buyers pay a premium for it. The question worth asking before the premium is paid — and after — is who holds that standard once the developer has gone.
A brand contract governs common areas, façades, shared plant and the service the operator has agreed to provide. It rarely governs the inside of your residence: your systems, your staff, your contractors, your furniture, your privacy.
Within a gated community, that boundary is where most owner problems live. The management company answers to the community. The developer answers to the sales programme. The operator answers to the brand. Nobody in that structure answers only to you.
THE SERVICE
The owner’s side, managed and governed
Standart manages the owner’s side of a branded residence directly, or supports the team already doing it. The role is set out in the contract. Standart Residence OS is the residence operating system in which we track findings, work, responsibilities, expenditure and approvals together. It supports Standart’s direct management, or the advice and follow-up we give an existing team. Hikmet’s assessment works inside it — what matters, in what order, and when a piece of work can be considered closed.
01 — BEFORE PURCHASE
Pre-purchase inspection
The residence and its systems examined against what is being sold, with engineers and specialists where the building requires them. The management agreement, the service charge and any rental programme read for what they commit the owner to — and for what the operator will and will not maintain inside your residence.
02 — HANDOVER
Verified before you accept
An inspection against what was specified — snagging, systems commissioning, documentation, warranties. Once you sign, leverage is gone.
03 — ONGOING OPERATION
Your side of the wall, run every day
Management. Inspection, preventive maintenance, vendors, readiness and expenditure for the parts of the residence the operator does not touch — managed, recorded and reported to you or your family office.
Reading the service charge. What the community fee covers, what it does not, and where the boundary of your responsibility actually falls. Most disputes come from a line nobody read.
Representation in the community. Someone who attends, reads, questions and records on your behalf — without you having to become a participant in community politics.
Privacy and staff discipline. In a shared environment, discretion is a standard to be governed, not a matter of individual goodwill.
04 — BEFORE RESALE
A residence a buyer can verify
A condition record and a maintenance history that a buyer’s inspector can check — kept in Standart Residence OS rather than in someone’s memory.
UPSTREAM
For developers and operators
The same discipline works upstream. Operating manuals, residence SOPs, inspection routines and vendor standards, built so the promise made at sale survives the first change of staff.
Inspection
A handover inspection of your branded residence, separate from the operator — and seasonal inspections after it.
Discuss your branded residence
Before purchase, at handover or years into ownership — a first conversation starts with where the residence stands today.
